Performs a variety of general, mechanical, electrical, construction and facilities maintenance tasks; may operate, inspect, troubleshoot, repair, and/or overhaul high pressure steam vessels and HVAC equipment

MINIMUM QUALIFICATIONS: EDUCATION, CERTIFICATION, AND/OR LICENSURE: 1. High school diploma or equivalent (GED)

PREFERRED QUALIFICATIONS: EDUCATION, CERTIFICATION, AND/OR LICENSURE: 1. Trade school or equivalent building maintenance experience preferred 2. HVAC/Ref Certification. EXPERIENCE: 1. Six (6) months' work experience and current knowledge in a commercial facility equipment maintenance including HVAC and electrical systems. 2. Experience and relevant knowledge in operating and maintaining high pressure boilers. 3. Experience in operating a building automation system. 4. Residential or commercial construction experience.

CORE DUTIES AND RESPONSIBILITIES: The statements described here are intended to describe the general nature of work being performed by people assigned to this position.   1. General Maintenance: Performs a variety of minor repairs in electrical, plumbing, carpentry, and HVAC throughout the facility. Responds to maintenance work requests in a timely manner and performs work to assure quality patient care and comfort. Performs operational inspections on all facilities equipment. Assists other trades persons in various projects and activities.
  2. Boiler Operator: Operates and maintains high pressure boilers in a safe and efficient manner and in compliance with established procedures. Maintains related facilities equipment. Performs inspections and repairs on patient beds and transport devices. Performs and records all boiler, softener and chiller water quality tests; adjust chemical treatment when necessary.
  3. Electrical: Troubleshoots, repairs and replaces electrical circuits, equipment and appliances. Designs, modifies and installs electrical circuits for various construction and renovation projects. Inspects, calibrates and repairs all facets of the electrical system and emergency power generation and distribution system.
  4. Heating, Ventilation, and Air Conditioning: Troubleshoots, repairs and calibrates all parts of the ventilation system and similar refrigeration equipment. Performs preventive maintenance inspections on related facilities equipment
  5. Plumbing/Pipefitting: Troubleshoots, repairs and replaces pipes, fittings and fixtures to properly maintain the heating, water, gas and drainage systems located throughout the facility Performs preventive maintenance inspections on all related equipment and systems. Designs, modifies and installs related utility systems for renovation and construction projects
  6. Carpentry: Plans, designs, installs and finishes drywall, doors, carpet and other trim related to in-house construction and renovation projects. Constructs, repairs and maintains wooden structures such as furniture, equipment, partitions and trim. Applies all types of wall covering.
  7. Painting: Applies coats of primer, paint, varnish, lacquer and enamels to decorate and protect various surfaces, trimmings, and fixtures. Finishes drywall. Coordinates the acquisition and production of signs. Operates all types of spray equipment, including the electrostatic equipment.
  8. Multi/Crafts Projects: Performs all types of electrical, carpentry, HVAC, plumbing, and painting work in completing project assignments. Constructs, welds, repairs and maintains metal structures, machinery and mechanical equipment. Sets up and operates athe, drill press, grinder and welding equipment to make necessary repairs/alterations.
  9. Shopkeeping: Responsible for parts procurement assuring optimal pricing and standardization. Procures, maintains and distributes supplies and maintains effective stock of parts. Works with management staff in developing related budget information.
  10. Performs proper housekeeping activities in all Engineering project/repair areas.
  11. Assists in snow removal with shovels, plows, blowers, chemicals from all sidewalks, stairs, parking lots.
  12. Prepares necessary paperwork, such as time reports, inspection forms, work orders and parts order forms.
  13. Communicates in a timely manner, appropriate information to management and customers.
  14. Monitors and orders material and supplies to ensure adequate par stock and timely repairs
  15. Performs other duties as required by Director/Supervisor.

SKILLS AND ABILITIES:

  1. Ability to attend to more than one aspect of a situation simultaneously.
  2. Efficiency in processing of verbal information, either in written or spoken form is a major requirement and prerequisite of the job.
  3. Some independent thought, planning or origination of options and solutions is necessary.
  4. Ability to apply principles of reasoning and problem solving to resolve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.
  5. Ability to read blueprints, shop drawings, and equipment manuals.
  6. Ability to maintain/update the computer competencies as required for the position.
