During probationary period, position will work M-F, 8:00 am-4:00 pm. After probationary period, position may be required to work M-F, 4 pm-12 am during the Fall/Spring semesters and M-F, 8:00 am-4:00 pm during the summer.

Position Summary Information

Position Summary

An employee in this job performs routine maintenance, inspections, and repairs on HVAC and refrigeration system components according to a prescribed set of instructions. Work involves responding to service calls, conducting assessments, and performing adjustments to equipment to resolve occupant comfort issues. Work is performed according to established guidelines and includes inspecting and replacing faulty or worn parts, such as compressors, condensers, expansion valves, float and service valves, thermostats, belts, fans, fuses, coils, filters, and drive assemblies; and testing equipment functionality upon completion. Work may also include assisting a higher level trades person or supervisor with more complex maintenance, installations, or repairs. Work is performed independently and is checked upon completion for adherence to guidelines and quality and timeliness standards.

EXAMPLES OF WORK : ( NOTE : The examples of work are representative of the work, but every position classified to this job may not perform all examples of work listed. Conversely, this is not an all-inclusive list of work examples.)

• Performs preventative maintenance on HVAC systems, including changing air filters; cleaning coils, condensers, and evaporators; and greasing bearings, pumps, and motors.

• Provides initial response, review, and prescribed adjustment to equipment to resolve occupant comfort issues including making visual, audible, and mechanical checks for the correct temperature; proper operation of the refrigeration cycle; adequate oil levels; unusual noises; overheated bearings; loose connections; faulty insulation; frayed or loose belts, gaskets, and pulleys; and other similar defects.

• Performs preventative maintenance on furnaces, boilers, and unit heaters, including checking for leaks in oil lines & gas lines, cleaning filters and strainers in oil lines, and cleaning burner assemblies.

• Performs maintenance on steam systems, including steam traps, steam separators, condensate pumps, air vents, heat exchangers, and radiators.

• Recovers and reclaims refrigerants for disposal in accordance with federal Environmental Protection Agency rules and regulations.

• Conducts testing on water treatment systems, including sampling and documenting findings of closed loop chemical residuals; consults with higher level worker or supervisor on results; and adds chemicals as directed.

• Inspects, cleans, lubricates, and performs preventive maintenance on air compressors, air stations, refrigerated air dryers, air and steam traps, filters, relief valves, expansion tanks, pumps, fans and motors, and other related components.

• Performs preventive maintenance on actuators, louvers, and various pneumatic and electrical controls by using a vibration meter and recording measurements; and aligns and adjusts new belts and coupling drive.

• Services, maintains, and performs routine repairs on air handling equipment, such as univents, fan coil units, exhaust fans, make-up air fans, unit heaters, and air handling units for single and multiple zones.

• Installs basic ventilation or air conditioning units, such as comfort coolers, window units, split systems, and other similar equipment.

• Uses manufacturers’ manuals and instructions and equipment schematics to accomplish servicing, preventative maintenance, and routine repairs.

• Demonstrates maintenance tasks and procedures to trainees or other employees.

• Assists a higher-level trades person with identifying and troubleshooting problems related to air flow, refrigerant flow, electrical failures of motors, and electrical circuits in process-cooling equipment.

• Reads blueprints to identify components and locate equipment.

• Accesses, navigates, and monitors building automation system ( BAS ) necessary to perform maintenance duties.

• An employee in this job participates in the performance of other trades’ tasks consistent with operational and organizational requirements.

• Operates motor vehicles.

• Performs related work as required.

ENTRY LEVEL KNOWLEDGES , SKILLS , AND ABILITIES :

• Knowledge of mechanical aspects of HVAC and refrigeration equipment and components.

• Knowledge of electronic and pneumatic controls and functions pertaining to HVAC and refrigeration systems.

• Knowledge in the care and use of tools and equipment essential to the operation and maintenance of HVAC and refrigeration systems.

• Knowledge of the use and functionality of Microsoft Office Suite software.

• Ability to read and interpret HVAC system blueprints, manufacturers manuals, and mechanical equipment schematics.

• Ability to identify the voltage of HVAC and refrigeration equipment.

• Ability to establish and maintain effective working relationships.

•Ability to communicate effectively orally.

•Ability to communicate effectively in writing.

Minimum Qualifications

•Two years of experience in the maintenance, repair, or installation of HVAC or refrigeration systems, units, and equipment.

or

•Completion of a three-year Vo-Tech training program in refrigeration, HVAC , or building automation and six months experience in the maintenance, repair, or installation of HVAC or refrigeration systems, related digitally controlled equipment, or BA systems;

or

•An equivalent combination of experience and training that includes one year of experience in the maintenance, repair, or installation of HVAC or refrigeration equipment.

Preferred Qualifications

Experience working with diverse populations preferred.
