Delco Development Haddon Point Pennsauken Residential Property Manager in Pennsauken, New Jersey

Position Overview:

The Property Manager oversees all operations, leasing, and marketing of a multi-family housing property.

Essential Duties & Responsibilities:

  • Inspect property on a daily basis and communicate with maintenance/vendors to address any issues in a timely manner.

  • Responsible for processing rent payments. Contact residents to collect overdue rent. Work with attorneys when eviction is necessary.

  • Contact residents to discuss issues that require immediate attention and respond to resident questions or complaints in a timely manner.

  • Motivate & assist Leasing Agents throughout the leasing process to meet and exceed leasing goals.

  • Review applications to ensure they meet property requirements. Execute leases.

  • Assist residents throughout their residency to ensure customer satisfaction and increase lease renewals. Coordinate, manage & execute lease renewals.

  • Complete Administrative duties (code property invoices; process water billing for residents; accept rental payments; maintain resident files, distribute community issued notices; maintain accurate commission records; implement community policies/rules & regulations).

  • Manage team time cards, vacation requests and create a monthly leasing office schedule.

  • Manage Maintenance staff; review assigned tasks & work orders daily; and monitor maintenance spending to make sure it aligns with current budget.

  • Review and manage operations and vendor contracts.

  • Work directly with Dir. of Residential Dev. to create & manage operational budget.

  • Participate in on-site & outside marketing events as required. Assist with event planning, along with setup and breakdown of events.

  • Respond to property emergencies calls when maintenance tech is not available. If maintenance tech is available, must keep communication open to provide guidance throughout emergency/property issue.

  • Represent the company in a professional manner at all times.

    Qualifications:

  • 2 years sales/management experience in real estate, retail, hospitality or sales environment.

  • Undergraduate degree preferred

  • Proficiency in Microsoft Office and Appfolio preferred.

  • Prior training in Fair Housing regulations preferred.

  • Strong oral and written communication skills

  • Possess a positive attitude, good listening and problem-solving skills.

  • Must be extremely responsive, courteous, reliable, energetic and upbeat.

  • Ability to work flexible hours, including weekends and evenings.

  • Phone sales and leasing skills are required.
