Overview
The Skilled Maintenance Worker is responsible for a variety of duties related to maintaining the appearance and condition of the facilities and equipment. Uses knowledge of one or more skilled trades to perform quality service and repairs in areas such as carpentry, plumbing, HVAC, electrical and mechanical systems. General maintenance duties are also a responsibility of this position. Uses professional customer service skills in all interactions.
Responsibilities
Job duties specific to this position:
Ensures operation of building and equipment by performing quality work in fields such as carpentry, plumbing, electrical and mechanical work. This position may be assigned general maintenance duties as necessary.
Responds to all work orders as quickly and efficiently as possible. Completes all necessary documentation associated with the work orders. Verbal maintenance requests by staff and apartment residents will be directed to the appropriate person as per protocol.
Meets regulatory requirements by maintaining knowledge and communicating applicable department policies, Department of Health and OSHA regulations.
Supports process improvement by contributing in the planning and improving of maintenance duties and schedules.
Performs scheduled preventative and quality maintenance duties and repair work to maintain the facility. Works from prescribed and routine preventative maintenance service and inspection schedules.
Performs other duties as assigned by the supervisor.

Works a flexible schedule including nights, weekends and holidays, and takes call per schedule and the collective bargaining agreement according to applicable union or CBA contract language

Demonstrates knowledge of PACE/D&TC Emergency Preparedness Plan and can verbalize their role during an event.
Loretto Health and Rehab & Housing Specific Job Duties
Performs quality work in fields such as carpentry, plumbing, HVAC, electrical and mechanical systems.
Assists in water management program.
Maintains the appearance of the walls and floors. Repairs loose wall covering and/or baseboards, changes ceiling tiles, and replaces loose or broken flooring.
Responds promptly to service calls for clogged drains, leaks in air, water, steam or gas lines, replacement of lightbulbs or lighting fixtures, repair of wheelchairs, carts and broken or damaged furniture, etc.
Remains alert to detect and observe or takes immediate action to safeguard irregular conditions such as unusual pressures or temperatures, overheated equipment, leaking equipment or pipes, fumes, smoke, fire, etc.
Resolves all safety concerns. Keeps the work area safe and free of hazardous objects at all times.
Ensures tools, equipment and supplies are secured and stored. Ensures all chemicals are labeled and stored properly.
Assists or works closely with outside service representatives on major installations, repairs, service calls, and site visits.
Assists in completing scheduled fire drills as assigned.
Uses electronic work order system for processing and closing out requests promptly.
Completes documentation as required. Maintains checklists, records, logs, etc.
May drive company vehicles as needed.

Qualifications
High school diploma, GED or ability to pass a written TABE test.
Prior experience in one or more of the trades (HVAC, plumbing, electrical, carpentry, etc.) desired.
Possesses a working knowledge in HVAC, electrical circuitry, plumbing, carpentry, boiler and chiller systems, and hydraulic pumps.
Ability to problem solve and troubleshoot building systems issues.
Knowledge and experience in use of tools related to trade.
Valid New York State driver’s license, free from major infractions and acceptable by our insurance carrier.
Ability to read, write and understand the English language.
Ability to follow simple oral and written directions.
Excellent customer service skills.
PHYSICAL REQUIREMENTS
Ability to operate mechanical/hydraulic pipes, vents, lifts, electrical test equipment and measurement devices.
Ability to operate drills, pliers, wrenches, screwdrivers, saws, hammers, and other power or hand tools.
Ability to lift up to 50 lbs.
Ability to frequently stand, walk, push, pull, lift, grasp, climb, balance, stoop, kneel, crouch, reach, talk, hear, see and perform repetitive motions.
Must be able to climb ladders.
ENVIRONMENTAL CONDITIONS
The Skilled Maintenance Workers may be exposed a variety of physical conditions such
as proximity to moving mechanical parts, electrical current, working on a ladder and
exposure to chemicals and/or weather.
