The Assistant Property Manager is responsible for maintaining our communities to a market ready standard, always ensuring high-level of service. Assistant Property Managers are also responsible for building and motivating high performing teams to maximize the performance of the property.

Job Description

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES

* Ensuring the smooth running of our community in a fast-paced environment.
* Assist the Property Manager with the overall operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
* Assist the Property Manager with providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
* Conduct daily inspections alongside (or separate from) Property Manager to ensure visible presence of management staff on-site.
* Assist Property Manager with creation/implementation of preventative maintenance program property-wide.
* Assist the team by maintaining and modeling the Cushman & Wakefield mission to be the best national management company.
* Assist the Property Manager with the day-to-day operations of entire on-site team, ensuring that all Cushman & Wakefield policies and procedures are being followed.
* Coordinates with Superintendents to ensure timely follow-up to correct problems if necessary (when PM is occupied with other tasks).
* Meets daily with residents to address concerns, issues questions about variety of topics-maintenance requests, problems with neighbors, etc. Follows up with tenants within 48 hours of completed work order to ensure work was done to resident's satisfaction and there are no further issues. Upon confirmation, closes work order.
* Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
* Manage and maintain all aspects of overall community budget and finances.
* Work with leasing staff to ensure that leasing/marketing goals are being met.

* Determine leasing opportunities of staff and work on goal setting - improving the performance of
each staff member.
* Supervise day-to-day operations of team, ensuring that all C&W policies and procedures are being followed.
* Composes written correspondences for property-wide notifications as needed by Property Manager (when he/she is occupied with other sensitive tasks).

* Assist with conducting annual apartment inspections, completes inspection form and notifies Property Managers of any required chargebacks needed based on inspection results.
* Perform any other related duties as required or assigned.

IMPORTANT EDUCATION
* High school diploma/GED equivalent; Bachelor's Degree preferred

IMPORTANT EXPERIENCE
* At least 1 year of real estate property management or related experience

ADDITIONAL ELIGIBILITY QUALIFICATIONS
* Proficiency in Microsoft Office Suite
* Demonstrates initiative and reflects a sense of urgency in daily duties by meeting or improving upon deadlines

WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time. They must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.

The company will not pay less than minimum wage for this role.


The compensation for the position is: $40.87 - $40.865384
