Employer: Moody’s Investors Service, Inc.Title: Associate Lead Analyst 1Location: 7 World Trade Center, 250 Greenwich Street, New York, NY 10007Duties: Analyze the credit aspects of CMBS transactions, including property cash flows, deal-level financial modeling, and formulate and substantiate credit opinions. Serve as the lead rating analyst for transactions, present transactions to rating committees, communicate his analysis during internal meetings, and write accurate and insightful press releases. Contribute to the rating analysis for CRE CLO transactions. Complete various special research projects, develop in-depth knowledge of the CMBS sector and pursue thought leadership initiatives to enhance our analytics and research impact. Understand the various types of commercial properties, including how their cash flow is derived via tenant income and expense ratios. Work with SQL databasing and excel modeling. Perform market research and familiarity with third party real estate market research providers. Project property recoverable value and expected losses based on knowledge of markets and property types. Monitor and update existing CMBS deals ratings and support CRE industry research papers and projects.Requirements: Bachelor’s degree or foreign equivalent in Business Administration, Finance, Real Estate, or a closely related field plus three (3) years of experience as an Analyst, Financial Analyst, or in a related position working at a credit ratings agency, or financial services firm or department. Full term of experience must include the following: performing credit analysis to understand operational and financial profiles and risks of real estate properties and/or loans; conducting quantitative financial modeling and statistical analysis; analyzing the credit impact of macro-economic events; presenting credit analyses internally and externally; leading credit discussions; analyzing real estate risk metrics and property / loan documents and authoring internal credit and research reports; use query/SQL and database knowledge to assist in producing timely and accurate research; create data-driven visualized charts/exhibits to give aid in research reports.For US-based roles only: the anticipated hiring base salary range for this position is $112,715 to $160,850, depending on factors such as experience, education, level, skills, and location. This range is based on a full-time position. In addition to base salary, this role is eligible for incentive compensation.
