About the role
We are seeking a MEP Project Manager to join our team and oversee and manage various Commercial Real Estate projects for our clients with direct accountability for project delivery.
This is not a remote role and requires the ability to report to the project site in Clinton, NJ on a fulltime basis and may require limited to travel to Texas for client meetings (travel less than 10%).
This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion.
What you’ll do
Lead all facets of project management (budget, schedule, procurement, quality & risk) for multiple commercial, high-end renovation projects including planning, design, construction, occupancy and closeout.
Demonstrate capability to read, understand, and apply standard to sophisticated documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
Interface and be in direct contact with the clients to define project requirements. Prepare scope of work, project delivery resource requirements, cost estimate & budget, cash flow, work plan schedule & milestones, quality control, and risk identification.
Interface directly with client to lead client MOP (Method of Procedure) process for scheduling any and all decoms, equipment moves, MEP system coordination and any construction related activity.
May ensure standard methodologies are followed for design and delivery of critical facility system components and equipment.
Identifies project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard request for proposals; completes bid analysis; recommends resources to clients.
Lead project delivery resources/team providing project guidance and direction to achieve project goals.
Implements communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitate project meetings.
Implements project documentation governance aligned with company and Client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated.
Track progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Crafts action plans to meet objectives, budget and schedule.
Implement change management routines to assess change requests, make recommendations, secure client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk.
Demonstrate ability to identify complex project risks, lead constructability reviews, develop risk mitigation and contingency plans, and implement plans to reduce or eliminate project risks.
Lead by example and model behaviors that are consistent with CBRE RISE values. Work to build consensus and convince others to reach an agreement.
Impact a range of customer, operational, project, or service activities within own team and other related teams.
Work within broad guidelines and policies.
Explain difficult or sensitive information.
Demonstrate a knowledge of projects & project management within the context of business results (larger economic implications, business risk, etc.).
Other duties as assigned.
What You’ll Need:
· Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.
· Bachelor's Degree preferred with 5 plus years of relevant experience. In lieu of a degree, a combination of experience and education will be considered. LEED AP, PMP, and/or CCM designation(s) preferred.
· Prior experience with MEP systems coordination, equipment layout and connections (electrical, med gas and others) as well as experience in critical environments is highly desired.
· Capability to read, understand and apply standard to sophisticated documents affecting construction projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys, architectural drawings and construction practices.
· Ability to exercise judgment based on the analysis of multiple sources of information.
· Willingness to take a new perspective on existing solutions.
· In-depth knowledge of Microsoft Office products. Examples include Word, Excel, Outlook, etc.
· Organizational skills with an advanced inquisitive mindset.
· Ability to calculate mildly complex figures such as percentages, fractions, and other financial-related calculations.

Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this position is $110,000 annually and the maximum salary for this position is $140,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend’s applicable benefit program.
