Audubon Community Nature Center, Inc. Buildings and Grounds Manager in Jamestown, New York

Title: Buildings and Grounds ManagerReports to: Executive DirectorSupervises (paid): Seasonal Invasive Species Management Staff (summer)Supervises (unpaid): Buildings and Grounds VolunteersSalary: $36,848 ($17.72/hr) - $49,854, based on experience. Full time, salaried, non-exempt. Benefits include health coverage, retirement, PTO, sick days, and discounts on ACNC services.Organization Overview:Audubon Community Nature Center (ACNC) is located in Jamestown, New York, close to the border of Pennsylvania. The 12,000 square-foot Nature Center hosts exhibits, live animals, gift shop, classroom space, offices, and restrooms. Three outbuildings and two pavilions round out the structures on the property. The 570-acre grounds host over 6 miles of trails, bridges, observation towers and overlooks, and photo blinds. A full-time staff of eight, with three-part time staff currently oversee the operations, from Gift Shop Manager to education. Over 18,000 visitors use the trails each year, in addition to thousands more students on field trips, at summer Day Camps, and other programs. Four festivals per year, in addition to other events, attract visitors from the tri-state area throughout the year. General Description:ACNC is currently seeking a full-time Buildings and Ground Manager to replace the former part-time position. The Buildings and Grounds Manager’s primary responsibilities include monitoring the condition of all structures and natural areas in accordance with the Land Use Management Plan, Buildings Use Plan, state and federal permits, and for safety and appearance. The Buildings and Grounds Manager also recruits, hires, and supervises paid seasonal staff, supervises and manages a core group of buildings and grounds volunteers, and maintains all equipment so that it is safe and operational. The Buildings and Grounds Manager is an integral part of the operations, facilitating successful events, high-quality education, and positive visitor experience, while serving as a liaison between the outdoor efforts and the indoor efforts to achieve the organization’s mission and vision. Responsibilities:1.Grounds Management (35%)•Ensures that the structures and natural areas are maintained according to the Land Use Management Plan and staff requests and are safe and accessible for use by visitors, volunteers, and staff.•Oversees inventory and purchase of regularly used items such as lumber, gravel, gas, etc. and schedules orders and deliveries with local suppliers.•Oversees the hiring and supervision of seasonal invasive species management staff members and supervision of volunteers assigned to buildings and grounds.2.Building Maintenance (25%)•Oversees regular maintenance of all areas of the Nature Center building and outbuildings to ensure that they are functioning, safe, attractive, and allow for the best use of the space for their designated audience and purpose (education, visitors, volunteers, etc.)•Keeps records of what building maintenance and work has been performed and when it has taken place in the manuals and activity logs; ensures that all land- and building-related state and federal permits are followed and kept updated.•Oversees and schedules contracted building maintenance including elevator maintenance and inspections, fire and alarm system annual services, HVAC cleaning, etc.•Procures estimates for building renovation and maintenance projects and oversees contractors onsite performing construction, renovation, and maintenance projects •Oversees the management of the custodial services3.Volunteer Supervision and Engagement (25%)•Coordinates and supervises weekly buildings and grounds volunteers, their tasks, and tools needed.•Ensures that volunteers have the necessary training to perform tasks•Helps to plan and host volunteer recognition and recruitment events/activities that are focused specifically on buildings and grounds volunteers.4.Equipment and Materials Maintenance (10%)•Ensures that all ACNC equipment and materials are in good working order, meet safety regulations and that people using equipment are properly trained to do so•Maintains a record of service performed on equipment and ensures that required documentation is kept for equipment and materials, including updating the MSDS book, physical inventory, etc. 5.Additional Responsibilities (5%)•Monitors budget or buildings and grounds accounts, submits invoices for purchases related to buildings and grounds, and oversees expenses with the assistance of the Executive Director•Attends weekly and monthly staff meetings•Attends regular meetings with Executive Director to provide updates and next steps on projects, priorities, etc.Minimum Qualifications:•An interest and ability to work outdoors in all seasons in addition to having knowledge of and comfort in the natural world•Previous experience working with and supervising others (staff and/or volunteers)•Knowledge of the safe operation of basic indoor and outdoor equipment including chainsaws, tractors, riding lawn mowers, weed eaters, snow plow attachments, drills, saws, etc.•Ability to lift up to 50 pounds•Excellent time management, organization, and customer service skills•Excellent verbal communication and an ability to multi-task.•Ability to work with a flexible schedule (some Saturdays are required)•Self-directed, but also able to work in a team environment.•Basic understanding of HVAC, electrical, plumbing, and carpentry•Valid Driver’s license•Clear a background checkPreferred Qualifications:•Previous experience working in a nature center, non-profit, or similar setting•Familiarity with Audubon Community Nature Center •Previous experience or understanding of land management and conservation practices•Previous experience or understanding of gardening with native plants, food gardens, and general decorative gardens. •Mechanically inclined, experience working on machinery•Basic first aid training and the ability to apply first aid when it is deemed necessaryTo Apply:•Submit resume, cover letter, and three letters of recommendation to info@auduboncnc.org with the subject title: Buildings and Grounds Manager Application.•Reference Letters must address one or more of the following:oCommunication and leadership styleoAdaptability and problem solving skills oTechnical skillsoGrowth mindsetoOrganization, time management, and prioritization skills.
