Bowery Residents Committee Superintendent - 1097 Walton Avenue in Bronx, New York
DUTIES/RESPONSIBILITIES:
Assume 24/7 responsibilities of superintendent of the Residence including but not limited to:
Keeps building grounds and common areas clean and in safe condion
Ensures that garbage and recycled items are placed for pick up at the appropriate times and in the proper manner
Keeps entrances, walkways and stairways clear of ice, snow and debris
Inspects vacant units and prepares them for new tenants.
Completes purchase orders
Takes packing and delivery slips to the building
Responds to tenant requests for repairs and keeps a journal of completed work
Maintains fresh paint on interior and exterior of the building
Maintains inspection logs for sprinkler systems, fire extinguishers and other building systems as required by state and federal law.
Conducts regular preventative maintenance on items throughout the interior and exterior of the building
Performs regular inspections of all common areas
Responds to emergency calls.
Coordinates with contractors or repair crews for work that is outsourced
Ensure tenants adhere to keeping noise level to a minimum
Informs Program Director of rental violations with tenants with the goal of
Participates in interviewing and hiring of maintenance staff
Supervises assigned staff
Purchases all maintenance supplies and keeps adequate inventory
Related duties as assigned.
HOURS:
Full time, 37.5 hours per week
Monday - Friday, 8:00am - 4:30 pm
(Some holidays and weekends as needed)
Live-in Position
On-Call 24/7 for emergencies
QUALIFICATIONS:
High school diploma/GED. Prior experience working on a construction or maintenance crew is a plus. Must have a valid driver's license. Ability to perform basic repairs in electrical, plumbing and mechanical. Knowledge of building codes and safety standards as set forth by regulatory agencies. Basic computer literacy required. Bilingual in spanish preferred.
